AIR CONDITIONING MINOR MAINTENANCE SPECIFICATION SCHEDULE – MINOR

1 Arrange appointment in advance with site.

2 Report to the contact on site and take note of any comments and criticisms he/she may have relating to the equipment.

3 Check conditioned space temperature.

4 Depending on equipment, remove and clean or replace air filters (remove redundant from site).

5 Check and clean all internal and external air grilles.

6 Where unit is accessible check condenser fins and remove any loose debris.

7 Ensure system works correctly for heating and cooling operations.

8 Re-check conditioned space temperature.

9 Report to the contact on site, obtain signature, complete worksheet and complete job on Clik.

 

AIR CONDITIONING MAINTENANCE SPECIFICATION SCHEDULE – MAJOR

  • Isolate units
  • Check electrical connections
  • Check conditioned space temperature
  • Remove, clean, sanitise and replace air filters
  • Clean and sanitise drip tray and test drain equipment
  • Check and brush clean evaporator fins, where access is possible
  • Check and test drain pump
  • Check, clean and sanitise indoor coil
  • Check fan and motor bearings
  • Check fan blade cleanliness
  • Check overheat cut out
  • Check or replace drive belts (where fitted)
  • Check drive and pulleys alignment and wear (where fitted)
  • Check all fan motor guards
  • Test controls.
  • Check for any adverse noise and check mountings
  • Check cleanliness of outdoor condensing units
  • Check condenser coil checking fins are clean internally
  • Check electrical connections
  • Check operation of reversing valves
  • Check operation of compressor
  • Check running current and voltage
  • Check running pressures and coil temperatures
  • Visually inspect wiring. Check fuses.
  • Check for refrigerant leaks, visually
  • Undertake assessment if refrigerant circuit temperatures and compare against gas pressures to ensure soundness of systems (in accordance with F-GAS Regulations).
  • Including changing the air filters and humidity cylinders to each.
  • Report to the contact on site when site visit complete, report any concerns or issues.
